Our house has a living room, a dining room, an open kitchen, five bedrooms and two bathrooms.
The kitchen with central island is fully equipped.
The living room has a TV with Netflix.
A foosball table and a arcade game will entertain you.

OUTDOOR SPACES
In this beautiful oasis of 1/3 acres, there are a very large salt water pool, with a hot tub, 8 lounges chairs, a very large outdoor lounge (14 seats) with a fire pit, a large outdoor dinning table (12 seats), an beautiful outdoor kitchen with built-in BBQ grill and a bar and many spaces of relaxation, a foosball and a game of bowls.
Our vacation rental is pet friendly. We allow for up to two pets. You must notify me before bringing pets.
There is a ring doorbell at the front door ans an active surveillance camera facing the driveway.
WIFI AND CABLE TV
Our house is equipped with cable TV and WiFi.
SELF CHECK-IN
The house key will be in the lock box.
AMENITIES PROVIDED WITH THE HOUSING
We provide linen, bath and pool towels. The kitchens are equipped with dishes, kitchen utensils and appliances. We also provide a starting supply of bath soaps, garbage bags, toilet paper, paper towels and dishwasher soap. Laundry rooms are also equipped with laundry detergent.
PARKING
You can park 2 cars in the garage and 4 cars on the driveway in front of the garage.
POOL AND SPA
Our house has a private pool and spa. The heating costs per day for the pool $100 and for the spa. $50 (with limitation for spa). The spa can be heated 4 hours per day. The pool and spa are controlled remotely. You must inform the host of their intention to heat the pool and spa at least 48 hours prior to arrival.

This property is equipped with air conditioning throughout the house.

Guests must be 21 years of age or older to book our home. (City of Indio ORDINANCE NO. 1665 section 37.011 Operational Requirements and performance standards established).
CHECK-IN AND CHECK OUT
Check-in is at 12 PM, and check out is no later than 12 PM.
PARKING
The garage door must remain closed at all times. Street parking is prohibited and vehicles bearing commercial or corporate logos or emblems are not permitted. Parking violations are the responsibility of the registered guest. You will be responsible for any fines incurred. ($750 Fine).
LAKE
Lake activities such as kayaking, fishing, canoeing, and paddle boarding, are not permitted for vacation guests. Swimming in the lake is strictly prohibited.
FIRE-PIT
It can be used only from November to April
PESTS
We are in the desert, so there is a possibility of encountering pests. Keep exterior doors and windows without screens closed at all times.
POOL AND SPA
Our house has a private pool and spa. The pool will be set at 86 degrees and the spa at 100 degrees. The heating costs per day for the pool $100 and for the spa. $50 (with limitation for spa). The spa can be heated 4 hours per day. The pool and spa are controlled remotely. You must inform the host of their intention to heat the pool and spa at least 48 hours prior to arrival.
Both the pool and spa are chemically treated and maintained/cleaned regularly. We ask that no glass, balloons, or trash be brought in or left in the pool, as this could damage the pool equipment, which would be the responsibility of the guest to cover all repair costs. Occasionally, strong winds can cause debris to fall into the pool. If the pool is not cleaned to your satisfaction within an hour of your arrival, please inform us and we can arrange for a pool cleaning service. However, if the pool is not clean due to guest use or if it becomes dirty during your stay, please contact us to arrange for a pool cleaning at an additional cost to the guest. You understand that use of the pool and spa is at their own risk. There is NO child safety gate and the pool is not suitable for young children without supervision. You recognize that pools and spas are inherently dangerous and can result in serious injury, drowning or death. You agree to use the pool at his/her own risk, initiative and responsibility and we will not be responsible for any accidents that may occur. You further agree to indemnify and hold harmless the Owner for any expenses, attorney fees or damages of any kind or nature that may result from the use of the pool, spa or its surroundings by any person during the period of Guest's stay.
MAXIMUM OCCUPANCY
The maximum Occupancy for this home is 12 guests which includes adults and children (no extra guests). Bringing more than 12 guests will result in cancellation without refund of reservation.
NEIGHBORHOOD
We ask that you show consideration for your neighbors and be mindful of noise levels. Neighborhood quiet hours are strictly enforced by the community from 10:00 pm to 8:00 am. Outdoor music is not permitted after 10:00 pm. We invite you to enjoy your vacation, but you agree to abide by city and HOA policies. It is important to respect your neighbors at all times of the day. You agree to abide by the rules and regulations established by local ordinances, which include a "good neighbor policy." Fines for disturbance start at $750 and increase significantly with repeated warnings. Persons who fail to comply with these noise and party restrictions will be evicted immediately without further warning. All fines will be the responsibility of the registered guest. By signing this agreement, the registered guest and his/her guests agree that there will be NO disturbance, annoyance, endangerment or inconvenience to neighbors. If we receive a noise complaint, we will attempt to contact you ONCE as a warning. If we are unable to reach you, we or HOA security reserve the right to visit the home. If the violation continues, you will be asked to leave the property IMMEDIATELY with no refund. If citations are given by HOA security or an official, the registered guest is responsible for payment of all charges in full.
NO SPECIAL EVENT/PARTIES
This is a no party house. No large gatherings beyond the registered guests. No loud amplified music on loudspeakers or Live DJs are permitted.
AIR CONDITIONING / COOLING
Do not set the air conditioning below 73 degrees on any thermostat as this can cause the air conditioning motor to freeze, leak, damage and may require a service technician. The cost of the service call, parts replacement and repairs will be the responsibility of the customer if the damage is determined to be due to overuse/operation below the maximum temperature of 73 degrees.
SYSTEM FAILURE/MAINTENANCE / DAMAGE / REPORTING
Unfortunately, system outages may occur from time to time. if the event that this property experiences a system failure, including, internet, cable, pool/spa, air conditioning, heating, water, sewer, electrical, gas, plumbing, appliances, we ask that you report any problems IMMEDIATELY to allow sufficient time for the technician to access the property to resolve the problem and ensure that your stay is interrupted as little as possible. You agree to maintain the property in the same condition as when he/she arrived. Any noticeable damage to the furniture, fixtures or equipment found upon departure will be your responsibility. If you notice any damage upon entering the property, we ask that you report it immediately within two hours of occupancy.
TRASH
We ask you to place all trash in the appropriate trash bins located on the side-yard. No need to roll bins out as we have a trash bin roll off service.
EXTERIOR
On windy days, do not use the fireplace or open the sunshades or awnings as this may cause irreversible damage. Please close all awnings/umbrellas and turn off the fireplace for the night.
POOL CLEANING AND LANDSCAPING SERVICES
Pool cleaner will be on the property 2 times per week (not present on Saturday and Sunday). The gardener will be on the property 1 time per week. (not present on Saturday and Sunday). They will be on the property for a maximum of 2 hours, and will have their own access and minimal disruption to our guests.
LOST PROPERTY
You shall be responsible for any lost, broken or stolen property of Owner that occurs during the term of this lease, including acts by guests invited by tenant.
DAMAGE DEPOSIT
You do not pay the damage deposit at the time of booking. However, your payment method may be charged if you cause damage to the property.
