Chocorua Lake Cabin
Need to a perfect family retreat for this summer?
Newly built and renovated, large but cozy, dog-friendly, house on picturesque Chocorua Lake with lots of modern amenities. Located on 65 acres and near 1,000 acres of conservation land.
Over 3,000 ft of living space plus a large deck with a comfortable hammock and a cedar hot tub. A five-minute walk to a private swimming area with kayaks, a canoe, and a paddle board.
Swim, paddle, fish, hike, soak in the hot tub, explore trails in the nearby Bolles Nature Reserve, enjoy a drink on the deck while your kids bounce on the tramp, sit around a fire pit, or stream a movie next to the fireplace. Enjoy a stroll to the nearby Narrows Bridge in the evening to watch the sun set over the lake and Mt Chocorua.
Ping pong table in the basement. Game room with 40+ board games. Fully stocked kitchen.

Chocorua Lake is noted for its pristine water quality, serene setting, and stunning views of Mt Chocorua. The cabin is located near hundreds of acres of conservation land with lots of wonderful walking and hiking trails. There are also many wonderful biking opportunities along quiet dirt and paved roads.
Extensive renovations between 2018 and 2021 added a master bedroom, a master bathroom, a guest bathroom, a study, a game room, a laundry room, a large entryway, and a newly renovated kitchen. Vaulted ceilings and knotty pine walls throughout.
Swim or paddle around Chocorua Lake and Little Chocorua Lake using our two kayaks, canoe, or paddle board..
Enjoy short morning walks or sunset strolls to the historic Narrows Bridge (a seven-minute walk) with its rustic cedar railings at the southern end of Chocorua Lake where you can enjoy incredible views of Mt Chocorua and the Sandwich Range.
Hang out with family and friends in large, open-design living and dining area with a vaulted ceiling and two skylights, a large leather sectional couch, and a large fireplace. Relax and enjoy drinks and meals on a large outdoor deck.
The cabin is located off a dirt road and accessed via driveway through the woods ensuring privacy. The cabin and a nearby summer house are located on a 65-acre property with extensive waterfront on Little Chocorua Lake. It is located near hundreds of acres of conservation land with lots of wonderful walking and hiking trails. There are also many great biking opportunities on quiet dirt and paved roads.
No motorboats are permitted on Chocorua Lake and no houses are visible. Swim across the lake without fear of motorboats and paddle around exploring the undeveloped lakeshore.
Over 90% of the Chocorua Lake Basin is protected through conservation covenants and easements which have preserved wooded buffers around the Chocorua Lake and kept its water quality pristine.

The cabin has a total of 9 beds across four bedrooms and four full bathrooms. The study has a pull-out couch if a 5th bedroom is needed. Two bathrooms have large walk-in showers. The cabin has a large open-design living and dining area, a well-equipped, a newly renovated kitchen, a study, a game room, a laundry room, a large deck with a six-person cedar hot tub, a large basement, and a private swimming area with a dock and new cedar raft. The swimming area has two kayaks and a canoe.
The total living area is over 3,000 square feet on a single floor, plus a large outdoor deck and a large basement with a ping pong table and a dartboard.
The newly built cabin wing (completed in 2019) includes a master bedroom with a queen bed, a master bathroom with granite counter vanity and a two-person walk-in shower, a game room with dozens of board games and puzzles, and a study with a desk and a pull-out couch. The newly built entryway (completed in 2020) has a guest bathroom with a granite counter vanity and a walk-in shower, and a laundry room with a new washer and dryer.
The main part of the cabin was built in the 1970s and includes the main living and dining area, one bedroom with two twin beds, two full bathrooms (one with bathtub/shower; one with a standup shower), and a well-equipped kitchen renovated in Spring 2021 with a new dishwasher, a stove and oven, a refrigerator, a microwave, and a toaster oven. The dining room table expands to accommodate to 10 people.
The original part of the cabin was built in the 1930s and is more rustic. This part of the cabin was picked up in 2019 and a foundation added for better winter insulation. There are two bedrooms in this part of the cabin, one bedroom with two twin beds, the other bedroom with two large bunk beds (twin over double). All windows in this part of the cabin were replaced in March 2020.

FEATURES:

• TV monitor and Roku 3 in the living room for streaming TV shows and movies. Roku 3 is connected to our family's Netflix, Amazon Prime, PBS Passport, and HBO Max accounts which guests are welcome to use. No cable TV.
• Living room has a continuously running Coway Airmega air purifier w/ a HEPA filter which captures 99.97% of 0.3 micron particles in the air.
• Two Weber charcoal grills.
• Master bathroom and second guest bathroom, each featuring beautiful walk-in showers.
• EV charger port for electric and plug-in hybrid vehicles. If you want to use the EV charger, please let us know and we will put the charger cable out for you.
• Guest have access to two kayaks, a canoe, and a stand-up paddle board at a secluded, private swimming area shared with members of owner's family who utilize a nearby summer house from June through September. The raft at the swimming area is in the water from Memorial Day through mid-September.
• Two Bluetooth-enabled Edifier music speakers in living room area.
• Ping pong table in basement.
• Large trampoline with safety net enclosure in nearby field.
• Small field about 30 yards from cabin.
• Game room is stocked with 40+ board games and puzzles for all ages and abilities.
• Guests have access to private clay tennis court three-quarters of a mile away which is shared by seven households.
• Chocorua Lake is stocked every spring and fall with thousands of Rainbow Trout and has great fishing.
CELL PHONE RECEPTION: Verizon, AT&T;, T-Mobile and U.S. Cellular phones have good reception and reasonable data speeds at our cabin. Sprint phones have reception but slow data speeds.
INTERNET: WiFi is provided via a U.S. Cellular wireless router. Speeds are typically 8-10 Mbps down and 3-5 Mbps up, which permit Zoom videoconferences and video streaming by one or two people at a time. The cabin also has a Verizon JetPack which serves as backup WiFi for guests.
DOG ALLERGIES: We own an 80 lb mutt who has spent a lot of time in the cabin, so the cabin is not suitable for any guests who are allergic to dogs. No matter how thoroughly the cabin is cleaned, there will be residual dog hair throughout the cabin.

NEARBY TRAILS & HIKING OPPORTUNITIES:
• Frank Bolles Nature Preserve, a 247-acre natural area, has many nice walking trails and access to Heron Pond (also known as Lonely Lake). The trailhead is one-mile from cabin along a dirt road.
• Page Hill is an easy, short hike for all ages and features a large open ledge at the summit with a beautiful view of Mt Chocorua and the eastern Sandwich Range. Trailhead is a five-minute drive.
• Great Hill Fire Tower is accessed via an easy one-mile trail and offers a spectacular panoramic view of the Sandwich Range. Trail winds through the Big Pines Natural Area in Hemenway State Forest. Trailhead is a seven-minute drive.
• Rattlesnake Mountain, an easy 0.8-mile hike for all ages, offers a panoramic view of Squam Lake, where “On Golden Pond” was filmed. Trailhead is a half-hour drive.
• Mt Chocorua (3,490 feet elevation) is one of New Hampshire’s most frequently hiked, well-known, and easily recognizable mountains. It has a substantial network of trails. The AMC reports that Mt Chocorua is one of the most photographed mountains in the world. Multiple trailheads are located 3-4 miles from the cabin.
• Mt Whiteface (4,020 feet) offers spectacular views. Trailheads are 20 minutes away in nearby Wonalancet.
