Kings Manor Get-A-Way
Beautiful & clean 4 BR 2.5 BA (Sleeps comfortably up to 11 adults, more if children -- plus plenty of floor space for blow up bedding, etc.). FULLY FURNISHED, with full home office, additional office nook, fast WIFI, spacious upstairs reading room/game room, new 75" UHD 4k flat screen TV, kitchen with stainless steel dishwasher, granite tabletops, full washer & dryer, and a Yoga / game room, shaded front porch, back patio with table & 6 chairs, and vaulted ceilings. Keyless entry: Guests use Pin to Enter (Code supplied upon final approval of Guest). 8 mins from IAH Bush Airport, with great local restaurants, golf clubs, & nature parks. Great for large groups or family vacations. 25 minutes from downtown Houston. 10 minutes to Lake Houston. 5-6 car parking on driveway, more on street. For temporary (week-week) or month-month basis rental.
Govt Photo ID required for responsible party upon making reservation as well as all persons over the age of 18 staying in the home. We take your security, and ours, seriously.
The Space:
This is a modern yet cozy space to relax and unwind. Perfect location to enjoy all that Houston and the Lake Houston area has to offer.
We also feature a yoga room with 2 yoga mats for your use, a game room with board games provided, a full office (great for working "from home") along with a separate office nook for an additional guest working from home or online classes, and a desk in the twin bedroom.
Enjoy our full kitchen with a breakfast bar, coffee area with coffee provided. Featuring new granite counter tops, gas stove, stainless steel dishwasher, full refrigerator/freezer, silverware/dishware/glasses/pots & pans, cooking utensils, etc. stocked.
Please ensure party size is booked accordingly, so we may ensure sectional & sofa bed are ready for your ease of use! We will close off upstairs bedrooms if only 2 guests, and clean and prepare the downstairs master bedroom. For smaller parties you may choose to only utilize the downstairs sleeper sofa and master bedroom. For larger parties, there are plenty of options, and we will coordinate in advance regarding sleeping configurations and pricing.
We comply with all up-to-date COVID-19 cleaning regulations for ease of mind during your stay!
* Pets are allowed upon approval and Pet fee/Deposit Required (Doghouse provided). Please contact us for confirmation and details for pet accommodation before booking. Case-by-case basis for indoor pets (Only upon approval with Standard Pet Fee/Deposit, Referrals, etc.)

Renter will need to replenish consumables for extended stay.

We have lived locally for years, so we are happy to provide some recommendations on activities and/or restaurants. We make sure our properties are safe, clean, and ready for your stay!
The neighborhood:
Our King's Manor Home is right off I59/69 and a few exits from Beltway 8. It is on a quiet half- cul-de-sac in Kingwood. Minutes from IAH Airport, multiple grocery stores, shopping centers, and activities. Only 10 mins from Lake Houston, delicious restaurants, golf clubs, & nature parks. Great for large groups or family vacations. 25 minutes from downtown Houston with world class arts, Broadway shows, dining & sports options.
Getting around:
Guests may park in the driveway that can fit 5-6 cars, with additional on street parking. Easy to use Uber/Lyft if you're flying in from Bush airport or wanting to explore - with plenty to see/do in the area and downtown as well!
HOUSE RULES:
Pets are welcome outside (inside on a case by case basis), we even have a dog castle in the back yard to accommodate them.
Please refrain from rearranging the furniture. We are kind of happy with where things are right now.
No Parties/gatherings/celebrations without notifying and receiving advance written permission from the owner. We are easy to work with, but must have full disclosure of what is going on at our home.
No Smoking Inside (No Exceptions). You will be fined. And put your cigarette remains in the trash if smoking on the porch please (NOT the planters, pots, shrubbery bed, yard, etc.). This is common courtesy.
No overnight guests who have not been disclosed to owners in advance. If you do have a guest at our home inform the homeowner immediately by text message (number to be provided at check in) and by email to kingsmanorproperty@gmail.com. Provide full name of any guests (No Exceptions).
If you make a mess, please clean it up.
Kitchen cabinet area has food stuff, dishes and pots and pans for your use with our compliments. Please rinse and load all used items in the dishwasher on your last day, but do not run it as we will take care of that during our clean up after you have left.
You have full use of the 75” 4k UHD TV – DIRECTV has been disconnected -- but we have a good Wi-Fi feed. You are welcome to use Netflix etc., but you must use your own accounts for any paid programming. Local channels usually work via the high-powered antenna.
Vehicles may be parked in the driveway if they do not leak, and on the street if they do.
This is a quiet neighborhood and my neighbors will complain about loud noises in the night. Quiet hours from 11:00 PM until 8:00 AM.
